Overview of Mailand Hanoi City urban area

Mailand Hanoi City urban area, formerly known as North An Khanh Urban Area (also called Splendora Bắc An Khánh, Splendora An Khánh), is one of the largest and most notable real estate projects at the western gateway of Hanoi. With a total area of 264 hectares, located along the strategic Thang Long Boulevard, the project not only offers a high-end living space but also stands out for its long-term investment potential. Launched in 2006 with an initial investment of approximately 2 billion USD, Mailand Hanoi City is gradually shaping into a modern urban complex, expected to accommodate around 35,000 residents upon completion.

Project Overview of Mailand Hanoi City

Mailand Hanoi City is a fully integrated urban complex, comprehensively planned with diverse housing types and a premium system of services and amenities. A highlight of the project’s architecture is the twin towers rising up to 70 floors, along with low-rise housing areas, apartments, and villas, forming a dynamic and modern urban landscape. The current developer is Phu Long Real Estate Joint Stock Company, a member of Sovico Holdings, after acquiring a 50% stake from Posco E&C (South Korea) in 2018.

The project is also surrounded by a series of major developments such as Nam An Khanh Sudico, Geleximco Le Trong Tan, and Vinhomes Smart City, forming a synchronized and highly livable urban cluster.

Infrastructure Planning and Future Development

The development of Mailand Hanoi City is closely tied to the completion of Thang Long Boulevard, one of the most modern highways in Vietnam. This route not only facilitates transportation but also connects key economic and urban areas in the western region such as Quoc Oai, Xuan Mai, Hoa Lac, and Son Tay.

The project also benefits from nearby planned infrastructure:

  • Ring Road 3.5: Connecting Duong Noi intersection with Thang Long Boulevard.
  • Metro Line 8: Running from Son Dong – Mai Dich – Ring Road 3 – Linh Nam – Duong Xa, offering fast and modern transport.
  • Road from An Khanh overpass to Road 72: Direct connection to Ha Dong area.

In terms of product structure, Mailand Hanoi City includes:

  • High-rise apartments: About 6,440 units, equivalent to 1,187,993m² of floor area.
  • Villas and townhouses: 1,311 units, equivalent to 392,319m² of floor area.

The villa area is a standout feature, designed by French architects, offering a luxurious and distinctive style. Covering 24.92 hectares, villas account for 73.1% of the low-rise residential land. The project maintains a low construction density (35%), prioritizing greenery and public amenities.

  • Land area: 290m² to 400m².
  • Average height: 3 floors.
  • Security: Three-layer control system ensuring maximum safety.

Example of a 210m² villa:

  • Land area: 210m².
  • Total floor area: 187.76m².
  • Floors: 3.
  • Building density: 39.64% (~83.24m²).

Pricing and Investment Potential

Mailand Hanoi City is positioned in the high-end segment, with prices ranging from 63.33 to 261.7 million VND/m². Specifically:

  • Phase 2 pricing: Around 60 – 70 million VND/m² depending on property type.
  • Villas: As of August 2022, prices range from 150–170 million VND/m². Villas sized 200–400m² are priced around 20 billion VND per unit.

Although considered high compared to the surrounding market, the project’s strategic location, synchronized planning, superior construction quality, and comprehensive amenities promise strong future returns, especially as western Hanoi emerges as a new development hub.

Community space and commercial area

In April 2022, the project relaunched the Essensia apartment subdivision with 187 units ranging from 105–178m², featuring 2–4 bedrooms. This presents a rare opportunity for investors and homebuyers to own property in one of the most modern and livable urban areas in western Hanoi. With the involvement of Phu Long Real Estate JSC, the project is expected to continue strong development and soon complete all remaining components, solidifying its position as a new symbol of the capital.
