Nam Hong Urban Area – A Modern Planning Highlight in Dong Anh, Hanoi

In the context of Hanoi’s real estate market shifting strongly toward the northern gateway—especially Dong Anh with its outstanding development potential—Nam Hong Urban Area emerges as a key project, promising to establish a modern, synchronized, and green living environment. With large-scale planning and systematic infrastructure development, Nam Hong Urban Area not only addresses housing demand but also contributes to reshaping the urban landscape of northern Hanoi.

The project covers a total planned area of approximately 305.47 hectares in Nam Hong Commune, Dong Anh District, Hanoi. It is positioned as a new urban development zone invested and developed by the Urban Infrastructure Development Investment Corporation (UDIC), one of Vietnam’s leading companies in construction and urban development. UDIC’s involvement ensures both quality and timely implementation of the project.

According to the plan, Nam Hong Urban Area will accommodate approximately 14,000 residents, forming a large and civilized residential community. The project focuses not only on housing development but also on synchronized social and technical infrastructure, aiming to create a “green – clean – beautiful” urban environment where residents can enjoy a modern lifestyle in harmony with nature.

Strategic Location – Convenient Transport Connectivity

Location is one of the key factors determining the long-term value of Nam Hong Urban Area. The project is situated in Nam Hong Commune, Dong Anh District, Hanoi—a region highly regarded for its economic growth potential and transport infrastructure development.

The project features strategic boundaries:

  • East: Adjacent to Bac Thang Long – Noi Bai Road, a major transport corridor connecting central Hanoi with Noi Bai International Airport. This provides strong advantages in mobility and regional connectivity.
  • South: Adjacent to Van Tri Lake, a large natural water body that plays an important role in climate regulation and enhances the green landscape of the entire urban area.
  • North and West: Adjacent to Me Linh District (formerly Vinh Phuc Province), expanding regional connectivity and development space.

Thanks to its direct connection to Bac Thang Long – Noi Bai Road, residents can easily access central Hanoi and surrounding industrial and service zones. This location is especially suitable for professionals working in the city center or nearby northern provinces, while still enjoying a quiet, high-quality living environment.

Reputable Developer and Strong Legal Foundation

The project is developed by UDIC – Urban Infrastructure Development Investment Corporation, a leading state-owned enterprise with extensive experience in implementing large-scale synchronized urban developments. UDIC’s reputation ensures confidence in both project quality and implementation progress.

The detailed planning of Nam Hong Urban Area has been officially approved under Decision No. 1579/2008/QD-UBND by the Hanoi People’s Committee. This provides a solid legal foundation for developing a modern urban area with synchronized technical and social infrastructure.

This approval not only supports the development of new urban zones but also includes the modernization and upgrading of existing residential areas along Bac Thang Long – Noi Bai Road and the central Nam Hong commune area, reflecting a comprehensive development strategy.

Detailed Planning – Toward a Green and Modern Urban Area

The planning of Nam Hong Urban Area aims to create a green, clean, and modern urban environment with a balanced construction density. Out of the total 305.47 hectares, 91.523 hectares are allocated for urban development, ensuring a significant portion is reserved for greenery, water surfaces, and public infrastructure.

Residential Land Allocation

Within the urban development area, 25.9 hectares are dedicated to residential use, including multiple housing types:

  • High-rise housing: 10.3 hectares. Buildings of 9–11 floors are arranged along major roads such as Nam Hong Road and Bac Thang Long – Noi Bai Road.
  • Villas: 12.6 hectares. Low-density luxury housing offering privacy and high-end living standards.
  • Low-rise housing: 3 hectares. Organized into connected residential clusters with internal roads, greenery, and shared spaces.

Along major roads in the east, west, and north, mixed-use public buildings (commercial, office, hotel services) with heights from 9 to 15 floors are planned. These structures serve as architectural highlights and provide diverse amenities for residents.

Social Infrastructure Development

The project places strong emphasis on social infrastructure development, including:

  • High school
  • Secondary market
  • Green parks and sports facilities
  • Local vocational transformation facilities

In addition, schools from kindergarten to secondary level are distributed throughout the internal residential areas, ensuring a complete and convenient education system within the urban area.

Integration with Existing Residential Areas

A distinctive feature of the project is the harmonious integration between new urban development and existing village areas. Infrastructure upgrades include road expansion and synchronized connectivity between old and new zones, while maintaining existing residential identity.

For new and renovated housing along main roads, a minimum setback of 2 meters is applied to ensure safety, aesthetics, and additional green space.

Price Range and Investment Potential

Market data indicates that Nam Hong Urban Area currently has a price range from 55.46 million VND/m² to 159.63 million VND/m². This reflects its strategic location, synchronized planning, and reputable developer.

The wide price range indicates diverse product types, including residential land, villas, and high-rise apartments, suitable for different customer segments.

With Dong Anh’s strong development momentum and Hanoi’s strategic orientation to transform this area into a new economic, cultural, and scientific hub, Nam Hong Urban Area has strong long-term appreciation potential.

The project represents not only an ideal residential destination but also a sustainable investment opportunity aligned with Hanoi’s urban expansion trends.
