With a total area of 19.71 hectares, the project is comprehensively planned with an initial investment capital of approximately 150 million USD, later adjusted to a total investment of nearly 900 billion VND.

The investor, Trung Nam Construction Investment JSC, has divided the project into multiple functional zones to create a complete mixed-use complex. These zones include: green park and water surface areas, apartment buildings, service facilities, townhouses, and detached villas.

Prime location: The central hub of Da Lat

The project is located on Dinh Tien Hoang Street, Ward 2, Da Lat, Lam Dong. This central location provides excellent connectivity and convenient transportation access. The project boundaries are clearly defined as follows:

  • North: adjacent to Nguyen Thi Nghia residential area.
  • South: adjacent to Ba Huyen Thanh Quan Street.
  • East: adjacent to Dinh Tien Hoang Street.
  • West: adjacent to Bui Thi Xuan Street.

This area is located in the central Da Lat region with a scale of 19.7 hectares, providing residents with access to beautiful natural scenery and high-end internal amenities.

The project covers a total construction land area of 197,122 m². This land is divided into two main parts: newly planned area (150,078 m², accounting for 76.13%) and renovated planning area (47,044 m², accounting for 23.87%).

The cultural park is detailed with clearly defined land-use functions:

  • Park – green space – water surface area: 33,743 m².
  • Apartment area: 9,585 m².
  • Public service facilities area: 23,523 m²; maximum construction density 50%.
  • Detached houses and villas: 28,662 m².
  • Transportation and technical infrastructure land: 45,011 m² (the investor allocates 4.5 hectares for infrastructure).

Housing product structure

The residential products in the project are diverse, meeting various customer needs:

  • Townhouses with gardens: 77 plots (coded LK01 to LK77), each ranging from 80 m² to 180 m². The townhouse area has a maximum construction density of 80%, including 112 houses with sizes from 76.5 m² to 123 m² and 3 floors.
  • Detached houses and villas: 53 villa plots (BT01 to BT53) ranging from 220 m² to 470 m², and 11 semi-detached villa plots (BT54 to BT64) ranging from 180 m² to 240 m². In total, there are 103 villas and detached houses, with land areas from 216 m² to 641 m² and a construction density of 50%.
  • Apartment area (Zone 2): includes 2 towers with a total floor area of 24,000 m² and 12 floors.

The project’s master planning design was created by H.O.K Planning, a world-renowned architectural planning consultancy, ensuring aesthetic value and international quality standards.

Upon completion, the project will form a new complex featuring a cultural center, art space, luxury hotel, commercial center, and office buildings, enhancing the quality of urban life in Da Lat.

Progress and legal information

The project has undergone adjustments and transfers to ensure progress and compliance with Lam Dong provincial planning.

Key legal milestones

  • December 7, 2018: Provincial People’s Committee issued Decision No. 2536/QD-UBND approving adjustment of investment policy. The project covers 197,122 m². Trung Nam retains 164,705.55 m², the rest is allocated to new investors.
  • May 26, 2021: Decision No. 134/QD-UBND approved transfer of part of the project to DaLat Land Service Tourism JSC and DaLat Land Investment – Construction – Trading JSC.

Transfer details:

  • Park and water surface area (G.2) of 9,117 m² transferred to DaLat Land Service Tourism JSC, total investment about 5.4 billion VND, operational term 50 years.
  • Parking area (S.2) of 1,542.5 m² transferred to DaLat Land Investment – Construction – Trading JSC for commercial service development in Golf Valley project, completed March 2021, investment about 500 million VND, 50-year term.

After transfer, the remaining Golf Valley project area developed by Trung Nam is 154,046.05 m² with total investment of about 898.5 billion VND and a 50-year operation period.

On November 28, 2025, the Department of Construction of Lam Dong issued Official Document No. 3888/SXD-QLN confirming that future housing units in the public service center area (A.1) are eligible for sale.
